Schedule A

City of St. Johns Municipal Boundary

Beginning at the coastal tip of Spriggs Point and then following the Atlantic sinuosities of St. Johns Bay, Cape Spear, Petty Harbour, Motion Head and Long Point to the highwater mark in a small cove at the northern extremity of Breach Head at co-ordinates north 5,243,340 metres and east 324,350 metres;

Then north 59° 30 west 4,250 metres to a point, that point being a Bench Mark No. 710001, north 5,245,483.101 metres, east 320,690.069 metres, Crown Lands Reference, elevation 271 metres on a height of land referred to as American Man;

Then along a bearing of alignment with, Crown Lands, control monument No. 026723, elevation 162.70 metres, north 48° 30 west 1,420 metres, more or less, to a point on the Bay Bulls Big Pond Watershed Area;

Then in a general westerly direction following the watershed boundary to a point, that point being the westernmost point of the watershed and the northernmost extremity of Bay Bulls River catchment area;

Then in a general westerly direction along the northern extremity of the catchment area to a point on the eastern extremity of Thomas Pond catchment area;

Then in a clockwise direction around Thomas Pond catchment area to a point on the Indian Pond Generating Station transmission line running northeast and west of Hennesseys Pond;

Then north 79° 30 west 1,830 metres, more or less, to a point on the centre line of the Trans Canada Highway , Route 1, that point being the centre point of an unnamed brook flowing into Loon Pond;

Then in a northwesterly direction by way of the northern shoreline of Loon Pond, Little Soldiers Pond, Black Mountain Pond, and their connecting waterways to and along Lower Gullies River to a point at co-ordinates north 5,256,620 metres and east 302,285 metres;

Then running due west a distance of 1,660 metres, more or less, to a point on the western sideline of Morgans Road;

Then along the western sideline of Morgans Road in a generally northerly direction a distance of 1,520 metres, more or less, to a point on a power transmission, centre, line;

Then following the power transmission, centre, line to the point of intersection with Kelligrews River ;

Then north 76° 00 east 2,850 metres, more or less, to the northernmost end of Gull Pond and proceeding northeastwardly to the southernmost end of Wych Hazel Pond;

Then north 21° 30 east to a point on the southern bank of Manuels River at co-ordinates north 5,261,936 metres and east 310,482 metres;

Then north 31° 00 east 1,055 metres, more or less, to a point on the northern sideline of Route 2A, Manuels Access Road, that point being on Fowlers Brook;

Then in a general easterly direction along the northern sideline of Route 2A, Manuels Access Road/Pitts Memorial Drive, Route 2, nevertheless including all ramps, to a point on the eastern side of Commonwealth Avenue, extension;

Then in a northerly direction along the eastern sideline of Commonwealth Avenue , extension, to the southern sideline of Brookfield Road ;

Then in a northeasterly direction along the southern sideline of Brookfield Road to a point in alignment with the western boundary of land now or formerly owned by the Newfoundland Telephone Co.;

Then in a northwesterly direction crossing Brookfield Road to and along the western boundary of that land to a point on the eastern boundary of land now or formerly owned by L. & S. Holdings Ltd.;

Then by way of that land in a counterclockwise direction to a point on its western boundary, that point being on the St. Johns Urban Region Agriculture Development Area;

Then following the ADA boundary north 41° 00 west 365 metres, more or less, to a point on the northerly side of a road, that point having co-ordinates north 5,263,240 metres and east 320,085 metres, and south 74° 00 west 60 metres to a point having co-ordinates north 5,263,225 metres and east 320,025 metres, and north 40° 00 west 290 metres to a point having co-ordinates north 5,263,450 metres and east 319,840 metres, and north 50° 00 east 45 metres to a point having co-ordinates north 5,263,480 metres and east 319,870 metres, and north 38° 15 west 34 metres, more or less, to a point on the southern boundary of the Mount Pearl sports facilities;

Then following a fence line north 80° 00 east 200 metres, more or less, and north 81 ° 45 east 96 metres, more or less, to a point at co-ordinates north 5,264,020 metres and east 320,812 metres;

Then following the western periphery of the proposed east/west arterial road, running north 11° 45 east 37.5 metres, more or less, and proceeding approximately 268 metres via the arc of a curve of radius 340 metres to a point at co-ordinates north 5,264,577 metres and east 321,706.5 metres, that point bearing north 14° 20 west 259 metres, more or less, from the last given point, and continuing along the arterial north 40° 30 west 56 metres, more or less, to a point at co-ordinates north 5,264,620 metres and east 321,670 metres;

Then running northward via fence line along the eastern boundary of land owned by the Royal Garage Ltd., and the eastern boundary of property of Muirs Marble Works, and the eastern boundary of the premises of one Kevin Walsh, proceeding to a point on the north side of Topsail Road at co-ordinates north 5,264,743 metres and east 321,625 metres, that point bearing north 20° 15 west 131 metres, more or less, from the last given point;

Then running westward approximately 195 metres along the northern sideline of Topsail Road to a point at co-ordinates north 5,264,696.4 metres and east 321,437.3 metres;

Then proceeding along the western periphery of the arterial road, via the western sideline of the St. Johns Regional Water Supply System Easement, running north 10° 50 22” west 72 metres, more or less, and north 25° 13 42” west 666 metres, more or less, to a point on the southern sideline of Blackmarsh Road, that point having co-ordinates north 5 265 370 metres and east 321 139.5 metres;

Then continuing north 25° 13 42” west 221 metres, more or less, to a point on a power transmission line, that point having co-ordinates north 5,265,570 metres and east 321,044 metres;

Then running via power line north 51° 15 east 51 metres, more or less, to a point on a survey cut line, that point having co-ordinates north 5,265,602 metres and east 321,084 metres;

Then following the western boundary of all that piece or parcel of land formerly known as V.L.A. Lot #1 of the “Hans Wich Subdivision”, running 28° 30 west via cut line 380 metres, more or less, and north 35° west 23 metres, more or less, to a point, spot elevation 232.2 metres at co-ordinates north 5,265,952 metres and east 320,889 metres;

Then generally following the southern boundary of the Canadian Government Railways Microwave Site, running south 65° west 573 metres, more or less, to a point at co-ordinates north 5,265,711.5 metres and east 320,368.5 metres, and due north 501.5 metres, more or less, to a point, spot elevation 209.8 metres at co-ordinates north 5,266,213 metres and east 320,368.5 metres;

Then running due west along property of the Butler Estate traditionally known as “Rossland” 289 metres, more or less, to a point at co-ordinates north 5,266,213 metres and east 320,079 metres;

Then following the northern sideline of a 30 metre wide right-of-way running south 87° 13 west along the southern boundary of land now or formerly owned by E.C. Hiscock 240 metres, more or less, to a point at co-ordinates north 5,266,201.5 metres and east 319,840 metres;

Then running northwestward along a fence line between land now or formerly owned by G.G.R. Parsons and the Hiscock property proceeding to a point situated 130 metres, more or less, northeastward along the southern sideline of the Trans Canada Highway from the Wyatt Boulevard intersection, that point being at co-ordinates north 5,266,600 metres and east 319,600 metres, and bearing north 31° 00 west 466 metres, more or less, from the last given point;

Then running southwestward 1.56 kilometres, more or less, along the southern sideline of the Trans Canada Highway to a point at co-ordinates north 5,266,053.5 metres and east 318,149 metres;

Then along a bearing of alignment with a point situated 290 metres, more or less, along the centre line of the Trans Canada Highway from the intersection of the road to the Anglican Cemetery running north 20° west 60 metres, more or less, to a point being at co-ordinates north 5,266,110 metres and east 318,129 metres;

Then along a bearing of alignment with a point, spot elevation 189.1 metres, between 2 cut lines, following a demarcation line between land now or formerly owned by Cabot Development and land now formerly owned by Country Holdings and Newfoundland Telephone Co. Then in a southwesterly direction along the transmission, centre, line 120 metres, more or less, to a point;

Then in an easterly direction along the southern bank of Broad Cove River to and along an unnamed indefinite stream to the western extremity of Barking Kettle Pond;

Then in an easterly direction along the northern shoreline of the pond to the mouth of an unnamed indefinite stream;

Then in an easterly direction along the stream to the southern tip of an unnamed pond;

Then in an easterly direction along the southern sideline of the road crossing Old Broad Cove Road to a point due south of, Crown Lands, control monument No. 029011, elevation 155.50 metres;

Then traversing a ridge situated south of land now or formerly owned by J. Then following the northern sideline of the proposed ring road, 40 metres wide, running south 72° 45 east 32 metres, more or less;

Then along a line of demarcation with land now or formerly of H. Noseworthy running north 86° east 80 metres, more or less, to a corner point;

Then following the arc of a curve parallel to and 50 metres from the centre line of the proposed outer ring road to a point bearing south 65° 30 east 68 metres from the last given point;

All bearings refer to grid north, central meridian 53° west longitude, and as with distances and/or co-ordinates given are subject to approximation as delineated on the 1:12,500, 1:1250, and 1:2500 Crown Lands and Surveys Division Mapping, 1973/78 editions.
